Terms of Service

These Terms of Service ("Terms") govern your use of SellerSignal, a property data analytics service operated by Ven Ventures LLC ("we," "us"), Charlotte, North Carolina. By creating an account, joining the waitlist, or purchasing a subscription, you agree to these Terms.

1. The Service

SellerSignal provides ranked, scored lists of properties and property owners ("Prospects") derived from county, government, property, and market sources, delivered through a subscriber dashboard and exports. Prospect scores are predictive estimates only. We make no representation or guarantee that any property owner intends to sell, will respond to outreach, or that any data point is current, complete, or without errors.

2. Eligibility

The Service is offered to real estate professionals and businesses. You must be at least 18 years old and able to enter a binding contract.

3. Subscriptions, Billing, and Cancellation

Taste Test is $9 one time and provides 20 prospects once across exactly two eligible ZIP codes.
Starter and Pro are open month-to-month subscriptions. The first 100 eligible subscribers lock the Founding-100 prices for as long as their subscription stays continuously active; prices for later subscribers double after the first 100. Joining the out-of-area waitlist does not create a subscription or charge.
Founding-100 Starter is $29 per month, locked for life for the first 100 eligible subscribers and provides 100 prospects per paid billing period across exactly three eligible ZIP codes.
Regular Starter is $29 per month and provides 100 prospects per paid billing period across exactly three eligible ZIP codes.
Pro is $49 per month and provides 200 prospects per paid billing period across five to ten eligible ZIP codes.
Monthly Starter and Pro subscriptions renew automatically each month until cancelled. There are no long-term contracts.
You may cancel at any time; cancellation takes effect at the end of the current billing period. No prorated refunds for partial months.
One-time purchases provide one prospect delivery with no automatic refresh and are non-refundable once that delivery is completed, except as provided in the Refunds and the Client Guarantee section below.
Payments are processed by Stripe. We do not store your card details.
The $29 Founding-100 Starter price remains in effect only while that subscription stays continuously active. Cancellation or termination ends founder-price eligibility; a later purchase is offered at the then-current available price.

4. Lead Exclusivity

Prospects assigned to your account are not assigned to other subscribers. Exclusivity applies only to assignments within the Service; the underlying source data may be independently discovered by others.

5. Permitted Use: Marketing Purposes Only

The Service and all data provided through it are licensed to you for your own real estate prospecting and marketing purposes only. You agree that you will NOT:

Use any data, score, or report from the Service to determine any consumer's eligibility for credit, insurance, employment, housing, tenancy, or any other purpose regulated by the Fair Credit Reporting Act (FCRA). SellerSignal is not a consumer reporting agency and the Service does not provide consumer reports.
Resell, redistribute, sublicense, publish, or share the data with any third party, or use it to build a competing product or database.
Use the Service to harass any person, or in any manner that violates fair housing laws or any other law.

6. Your Outreach Compliance

You are solely responsible for how you contact the people identified in the Service. This includes, without limitation, compliance with the Telephone Consumer Protection Act (TCPA), federal and state Do-Not-Call registries, one-to-one consent rules, CAN-SPAM, state telemarketing laws, real estate license law and advertising rules in your jurisdiction, and fair housing laws. Leads provided by the Service are not "consented" leads; treat all outreach as cold outreach subject to applicable scrubbing and consent requirements. You agree to indemnify Ven Ventures LLC against claims arising from your outreach or your use of the data.

7. Data Sources and Accuracy

Data is derived from county property, code-enforcement, tax, market, and other government sources and refreshed on a recurring schedule. Source data can contain errors and lag reality. Values such as market value and similar calculated fields are estimates. Verify independently before relying on any data point.

8. Accounts and Access

Access is provided via magic-link sign-in to your registered email. You are responsible for the security of your email account. We may suspend or terminate access for violation of these Terms, abuse of the Service, or non-payment.

9. Intellectual Property

The Service, including its software, scoring methodology, and presentation, is owned by Ven Ventures LLC. Your subscription grants a limited, non-exclusive, non-transferable license to use it as described in these Terms.

10. Activated-User Referral Program

The personalized referral offer activates only after genuine product use. A signup alone earns nothing.
There is no cash, commission, cash equivalent, transferable benefit, or guaranteed reward.
If a referred account makes a verified positive payment and passes a 14-day manual review, the referrer's potential reward is 25 additional newly assigned prospects next billing period. The review includes refunds, disputes, reversals, duplicate or self-referrals, abuse, account eligibility, and inventory conflicts.
The reward remains pending until we approve it manually. A referral link, landing, signup, payment record, or review status does not automatically change plan limits or assign prospects.
Fulfillment requires the referrer to have an active recurring paid plan with an eligible next billing period. Trial and one-time-plan users may have a pending record but are not eligible for fulfillment without an eligible recurring period.
Any approved prospects must be newly assigned and pass our then-current freshness, OFF_MARKET, availability, and global exclusivity rules. If compliant inventory is unavailable, fulfillment waits and existing plan quotas remain unchanged.
We may void fraudulent, misleading, spam-based, duplicate, self-referral, refunded, disputed, or otherwise abusive activity. You may not make guaranteed-outcome claims, impersonate SellerSignal, or send unlawful or unsolicited promotional messages on our behalf.
The signed referral cookie and referral records are handled as described in our Privacy Policy. Referral terms version 2026-08-20 applies to codes created or rotated under this program.

11. Disclaimers and Limitation of Liability

THE SERVICE IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING FITNESS FOR A PARTICULAR PURPOSE AND ACCURACY. TO THE MAXIMUM EXTENT PERMITTED BY LAW, VEN VENTURES LLC'S TOTAL LIABILITY ARISING FROM OR RELATED TO THE SERVICE SHALL NOT EXCEED THE AMOUNTS YOU PAID US IN THE THREE (3) MONTHS BEFORE THE CLAIM AROSE, AND WE SHALL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR LOST PROFITS.

12. Changes

We may update these Terms and will post the updated version at this URL with a new "Last updated" date. Continued use after changes constitutes acceptance.

13. Governing Law

These Terms are governed by the laws of the State of North Carolina, without regard to conflict-of-law rules. Venue for disputes is Mecklenburg County, North Carolina.

Every paid plan includes the Client Guarantee on your first payment. We guarantee that working your delivered list produces at least one client; our expectation is 1 to 10 clients per 100 homeowners delivered. The work requirement: skip trace, contact, and record your outreach for at least half of your assigned homeowners by updating their status in your dashboard. If, within 30 days of your first charge, that work has not produced a client, request the refund with one click from your dashboard at app.sellersignal.io/refund and it is issued automatically, or email [email protected]. Subscriptions can be canceled at any time and stop renewing immediately. Separately and at any time, if a prospect assigned to you was verifiably listed for sale or sold before we assigned it, we will replace it or refund a prorated amount for it on request. References to what a closed listing may earn are arithmetic illustrations based on typical commissions, not a promise of results; outcomes depend on your own work and market.
